I already have my own model. Why would I use MultiScreen?+

Keep your model. MultiScreen isn't trying to replace it, it feeds it. Your model is the right tool for the one deal you're about to buy; MultiScreen is the tool for the fifty deals you have to look at first. Faster, easier first screens mean more deals reviewed in the same hours. More deals reviewed means more real opportunities surfaced. More opportunities means more money made on the same payroll, with fewer copy-paste mistakes and fewer late nights in a spreadsheet. And when a deal earns real modeling hours, one click exports the Deal Data Feed workbook or the full Excel model, and both drop straight into your own model, so the volume machine and the closing model work together.

How is this different from CoStar or Yardi?+

They're data platforms, and excellent ones, at thousands of dollars per seat per year. MultiScreen is a workflow tool: it takes a deal from OM to underwritten, scored, and documented in minutes, and the Markets module includes scored, federal-source market data for 53 metros. How accurate is the underwriting?+

MultiScreen runs a streamlined annual model calibrated to a real institutional underwriting model, built for a fast, credible first screen rather than replacing your closing model. And you can verify it yourself: the Excel workbook and Deal Data Feed sheet expose every input and output, expense assumptions are benchmarked against Census survey data, and market inputs cite their federal sources.

Does the AI make up numbers?+

No. The division of labor is strict: the deterministic engine owns every number, and AI only writes prose, like the memo narrative, from the engine's computed facts. It's explicitly instructed never to invent or recompute figures, so the documents cite the same numbers you see on screen.

Where does the market data come from?+

Institutional-grade sources: government statistical programs covering employment, population, migration, and permitting, plus a national observed-rent index — percentile-scored across 53 metros and recomputed quarterly. The specific series and transformations are proprietary to MultiScreen, but the methodology and a rolling backtest, which picked the winning quartile in all seven vintages since 2016, are published inside the product.

Can I share a deal with a partner or LP?+

Yes. Every Pro deal has a Share live button that creates a private link. The recipient gets the full dashboard in a sandbox: they can adjust assumptions, watch the returns recompute, and download the PDF, Excel, teaser, and bid sheet. They can't change your deal or see your pipeline, and you can revoke the link at any time.

Is there a free trial?+

Your first 3 deals are free, for up to 14 days. A card is required to start and you can cancel any time before it ends. After that Starter is $79 a month for the underwriting engine, sensitivity, scenarios, solvers, and 15 AI imports. What is MultiScore?+

MultiScore is our proprietary 0 to 100 deal score across five weighted dimensions, return, market, basis, capital structure, and business plan, with risk flags and a plain-English read. It gives you a consistent, defensible grade for every deal.

Am I locked in? What happens to my deals if I cancel?+

No lock-in. Your deals export as Excel, the Deal Data Feed workbook, JSON, Markdown, and PDF at any time, so your work is always portable. Cancel whenever you like from the billing portal; you keep Pro access through the end of your billing period, and your saved deals remain readable afterward.

How is my deal data protected?+

Your deals are private to your account, never sold, and never used to train AI: the AI features run through the Anthropic API, which doesn't train on your data. The underwriting engine runs server-side on SOC 2-certified infrastructure, encrypted in transit and at rest. Full details are on our Security page at /security.

Do I need to install anything?+

No. MultiScreen runs entirely in your browser. Enter assumptions, get results, export, nothing to download or set up.
